WHY LAST MINUTE BOOKING ENQUIRY IS USUALLY IMPOSSIBLE TO BE FULFILLED
Let's suppose you make a booking enquiry the day before your arrival in Manila or maybe you even delay making booking enquiry until your arrival date itself and you want to check in immediately without making any advanced booking and without even paying 1 pesos of security deposit yet,and without even having made any agreement to the amount of rent and without having made any agreement to the terms and conditions.
Is this last minute rush booking with no agreement as to the rent +terms and conditions and no payment of security deposit made before hand possible to be fulfilled by us??
Unlikely.
Most apartments gets booked up about 1 to 2 months before arrival date so just walking in and checking in immediately is usually
impossible due to
A)apartments are usually booked up 1 to 2 months before arrival dates
B)even if the apartment is not booked and you arrive without booking before hand,

2}and tell you all the terms and conditions by email
3}and you still need to read through my emails
4)and agree to the rent
5)and agree to the terms and conditions
6)and reply back to me by email
7)you still need to ask questions
8)I still need to reply to your questions + clear any query you have
9}and you still need to pay the security deposit
10}and you still need to pass us or email us your photo copy of passport
11)I still need to coordinate with my apartment manager regarding the details of your coming stay
12)and you still need to give us time to pass the the photocopy of passport to building admin that is in charge of this whole condominium estate
13)and we still need time to process the move in form that will allow you to be identified as the new authorized tenant for this period of stay.
Processing that move in form may take from 30 minutes to 3 days depending on how fast the building admin staff work.The building admin is the office that process move in form and is in charge of front desk and the security department that is in charge of security of the whole condo estate
14)and I still need to confirm that the apartment manager that will meet you is free on your chosen arrival date and time.
If you make booking enquiry only on your arrival date and arrival time and expect the apartment manager to be free at this very moment and to expect her to throw aside all her other appointments and to come down at this very moment without first telling us before hand and without any advanced booking and without advanced payment of security deposit,I really don't think it is possible.
Usually the time schedule of the apartment manager is planned out days in advance so expecting her to be free for you immediately at the very moment you decide to book that apartment is not possible.
15}and we still need to do a one last final clean up of the
apartment to make sure it's really really clean
16}and we still need to do a final check on all equipments in the apartment
Only when 1}to 16} are done then only will it be possible to check in to the condominium apartment.
That is the reason why walk in guests that don't book before hand but just arrive and want to check in immediately or that only make booking enquiry 1 day before arrival date or a few hours or a few minutes before arrival will find it impossible to do so
We need to get 1} to 16} done before check in is possible
Once the booking form is filled + submitted,
Then within 24 hours I will send you an email proposal regarding your stay with details of the apartment you want
If you agree with the rent+terms +conditions ,then you just pay a partial security deposit online by paypal/credit card to confirm your stay instantly
Then Email us your photo passport to process the move in form
so we can make the move in form to identify you as the new authorized tenant here
Within 24 hours I will send you a email confirmation of your stay
On arrival date just pay rest of security deposit +rent
On check out security deposit is refunded
Due to the above factors and especially due to the fact that most of the condominium apartments are booked up 1 to 2 months before arrival date,it is usually impossible to make a successful booking if you only make booking enquiry 1 day or a few hours or a few minutes before your arrival.
