PLEASE READ THIS BEFORE COMING DOWN TO VIEW THE APARTMENT
Potential tenants are welcomed to meet up my Manila condo apartment manager Mary Grace or Vergil to view the apartments but there are a few problems or factors you need to consider first if you want to meet up
1)Because all the condo apartments have very low rent which is possible only because most potential tenants just view the apartment photos online and then make an online booking and payment of partial security deposit online so allowing huge time savings,which in turn allow me to pass on most of the cost savings to the tenants in the form of extremely low rent.
So meeting up which is very very time consuming is still welcomed but we do charge a fee to prevent the extra costs involved in meeting up from being passed on to guests that do not need a meeting up.
The meeting up fee is 750 pesos per apartment viewed (which means 3000 pesos total if you want to view 4 apartments for example) to cover the transport cost +time cost+ 1 day time off from my apartment manager 's other work ,to cover loss of income due to taking the day off from his/her other work.
If the apartment is far from the apartment manager's house then travel to apartment could take as long as 2 hours if there is heavy traffic plus another 2 hours back plus waiting time for potential tenants which could take as long as 3 hours if some potential tenants are not punctual plus time spent after meeting up.
So meeting up to meet to view apartment and collect cash for security deposit if the potential tenants decide to book could take as long as 8 hours of our precious time while confirming and paying online would take me only 20 seconds to confirm that payment of security deposit has been made .
So if you compare the time spent of 20 seconds for online confirmation and payment of security deposit with the possible 8 hours spent to meet up and collect security deposit in cash,it is understandable why we need to charge a 750 pesos fee to meet up for each apartment viewed.
Charging a fee to potential tenants is the fairest way to both us and also fair to other potential tenants who keep our overhead costs as low as possible.
If you stay at least 2 months ,that viewing fee of 750 pesos is completely refundable but only for the apartment you stayed at but only refundable on check out date.
So if you view 3 condo apartments but only book one apartment for 2 months at least, then viewing fee is refundable only for 1 apartment at check out date.
Viewing fee must be paid at the point of viewing to the apartment manager when you meet up
irregardless of whether you decide to stay or not.
Since there are 8 condo apartments plus 1 house so it's almost impossible that the apartment manager will be coincidentally at the apartment if you just go down without appointment.The apartment manager does not stay at any of the apartments but only go there during check in and check out of tenants or when an appointment has been made by potential tenants to meet up.

2)The second problem about meeting up is that we can't just walk into the condo apartments when there are tenants staying there on the day when potential tenants wants to meet up.When you are eventually our tenants staying in my apartment ,I believe you would also not like it, if everyday,morning ,afternoon and night, I bring in potential tenants to see the condo apartment which may disrupt and interfere with your stay.
So we can go into the condo apartment only when there are no tenants staying there.
We also cannot go into the condo apartment when the tenants staying there have gone out for a short while because if we go into the apartment when the tenants are not in,it could cause misunderstanding and also the tenants staying there will surly feel uneasy about it.
So the only time to go into the apartment is when there is a gap in the calendar between the entry of 1 tenant and the exit of another tenant.Which means that we can only go into the condo apartment when there are nobody staying there.
To check dates where there are no tenants staying at any condo apartment just click button on the right.
Then click the calendar for the apartment that you want, to see on which dates there are no tenants inside.
Most people who want to view the apartments before renting have the mistaken idea that all the apartments are empty most of the time and they can just walk into the apartments to view them but the fact is that all the apartments are actually almost full almost all the time with only a short few days gap between the check out of 1 tenant and the check in of another tenant.
This gap is the period when potential tenants can come in to view the apartment but with payment of viewing fee.
The calendars show which dates there no tenants inside the apartments,but I or my apartment manager can't just walk in with potential tenants into the apartments when there are tenants already staying there.
My highest priority is always the confirmed tenants staying there rather than potential tenants as potential tenants may eventually not even make a booking and may not even pay 1 peso of rent while confirmed tenants are already staying there so confirmed tenants need to be treated like precious treasures and should not be disturbed .
My biggest concern is not to disturb the people that are already our tenants.
After you have become our confirmed tenant you will also be treated like a treasure that should not be disturbed.
If you can find a suitable gap in the calendar where there are no tenants staying in the apartment and you want to view the apartment,you are welcomed to call up either of my apartment managers directly by clicking the button on the right:
to fix up an appointment date.
Please do pay him/her that 750 pesos fee for each apartment viewed when you meet up .
One problem with waiting for a gap in the calendar before meeting up at the apartment is that while you are waiting,anybody else or any other potential tenants can just make the payment of security deposit online and book away the dates that you want and that would mean that the dates that you want for that apartment would be gone immediately.
That is why online payment for instant confirmation is still an advantage for you

Online pre booking is so much more smooth and hassle free and extremely time saving but meeting up is still fine and no problem at all if you like it, bearing in mind the very important above points

and then click again after choosing the photos or lists of equipment inside the apartment
that you want to view
If during meeting up with my apartment manager,you decide to confirm the booking,then you need to pay the partial security deposit and collect an official receipt in order to book your stay.
IF YOU WANT TO CONFIRM THE STAY WHILE PAYING THE PARTIAL SECURITY DEPOSIT IN CASH ,YOU MUST BRING ALONG YOUR PHOTO PASSPORT FOR FOREIGNERS ,OR IF YOU ARE A PHILIPINO THEN EITHER PHOTO ID OR PHOTO PASSPORT WOULD BE ACCEPTABLE TOO
If you never bring along your photo passport or photo Id and wants to meet again another second time then we will have to charge you another 750 pesos again because all these numerous meeting up are extremely unproductive and time consuming and also expensive in terms of transport cost and travel time and requires us to again take time off from our other work.
After that you need to do the most important task,which is to email me immediately once your payment of partial security deposit has been paid in cash to the apartment manager ,telling me
1) the amount of partial security deposit you paid and
2)your check in date
3)your check out date
4)the apartment that you are booking
Your stay is not confirmed until the above 4 steps are done
Reason:there are many potential tenants and tenants,and most are paying the partial security deposit online and just only very few are paying in cash by meeting up .
So tenants that pay the partial security deposit in cash by meeting up my apartment manager but do not email me regarding their stay ,may find that another tenant that books the stay by online later on ,gets the apartment first because online payment is much faster.
Once any tenant pay online ,I will be informed very quickly ,within 15 seconds ,much faster compared to situations where tenants pay the partial security deposit by cash where I may only be informed a few days later
That is why it is essential that tenants after paying partial security deposit in cash,immediately email me to inform me of the above 4 information.
This will avoid the situation of double booking
In situations of double booking,the tenant that cannot get the booking will have the partial security deposit refunded to him/her.
