Details on rent at Manila executive regency apartment
Minimum stay period is 1 month but longer stay is definitely preferred
Rent per month depends on the length of stay
Besides the rent,every month the tenant need also to pay for the
1)association fees of about 1007 pesos per month(for swimming pool,sauna use ,rubbish disposal and 24 hour security).This asoociation fees could vary in future.
2) internet bill of about 798 pesos per month .If the tenant prefers to have a higher internet speed,any costs related to buying of internet card or kit shall be paid by the tenant.
3)cable tv with 85 channels costing 500 pesos per month and this amount could vary depending on the cable company used
4)water and electricity utilities bill and this will vary depending on the usage by the tenant.
5)termination fees plus new reconnection fees if the tenant wants to terminate the internet or cable tv.
To confirm,these are the steps:
1)we need an advanced partial security deposit(refundable) of US$300 or 13,450 pesos pesos to be paid using paypal or credit card of visa,master,amex and actual payment will be at the secure website of paypal and we will not be able to see your credit card number.

Tenants staying for longer periods may have to pay higher security deposit to protect us against cancellations after booking up the apartment for long periods
After payment of the advanced partial security deposit of US$300 to confirm the stay,tenants need to email us a photocopy of the passport (if foreigner) of tenant in charge with signature on the passport plus sign the move in form which will be emailed to you.
For local Philippinos,they can provide us with a copy of either their passports or IDs with signature
In case you are already in Manila,you can come down to meet the apartment manager Mary Grace at the apartment to make the payment of security deposit plus utilities deposit plus first month's rent and also sign the move in form and pass us a signed copy of your passport instead of doing everything online
Payment in cash in advance can also be done at the apartment but is less preferred due to time wasted simply to meet up.
On arrival,please pay the balance of US$200=8970 pesos security deposit
If tenants breaks the rental contract by terminating the rental contract or reducing the agreed length of stay ,the security deposit will not be refunded.
The security deposit will also not be refunded in case of changes or cancellations of the stay ,45 nites or less before arrival or upon arrival or if tenant upon arriving refuses to pay the rent or the utilities deposit or
refuses to pay the monthly utilities bill or if tenant refuses to show their passport or Id for identification purpose or refuses to fill in the paper work for the stay .
In case of changes or cancellations made more than 45 nites before arrival ,the security deposit is refundable but there will be an admin charge of US$60.
The US$500 security deposit also covers us in case of accidental or deliberate damage of equipment or items missing. For eg if a $1 glass is broken we will deduct $1 and refund the balance.
On date of checking in at the apartment ,just
1)Pay balance of security deposit of US$200=8970 pesos
2)pay the utilities deposit of US$500 or 22,420 pesos .This utilities deposit is necessary as the utilities bill is usually out only 1 to 2 months after the usage period,so this utilities deposit is used to pay for the last 1 or 2 month's utilities bill ie water plus electric plus association bills plus internet plus cable tv bill.In fact,usually the first 2 months of stay, utilities bill will not be paid until up to 2 months from check in date due to the late arrival of the utilities bill.
3)pay first month's rent
4)Every month 12 nites before the start of the next cycle, the 1 month's rent must be paid.For eg if you check in on 13th january then on the 1st of every month you need to pay the monthly rent.
5)Every month,once the utilities bill ie water plus eletric plus cable tv bills plus internet bill plus association bills that covers your previous month's stay is out,you will then pay these bills to us
6)On check out ,the security deposit of US$500 or 22,420 pesos will be refunded after deduction of any damage charge if any and provided there is no termination of rental contract and no shortening of the stay.
6)Once the utilities bill for the last 1 or 2 months of stay is out and the charges for these bills for the last 1 or 2 months of stay has been deducted,the rest of the utilities deposit will also be refunded to you through paypal of through your credit vard.
If you do not feel comfortable sending us a copy of your passport or ID,then you can do it when you arrive at the condominium lobby but in this case ,check in to the apartment will be on the next day as time is needed to do the paper work for your move in and to inform the building admin and to inform the head office and to inform the security department.All these need at least a few hours of time.If you arrive on a weekends,then you may even have to wait 2 nites before you can check in as there would be no building admin office staff to approve the move in into the apartment.That's why emailing us your passport or ID plus the move in form in advance will save you lots of inconveniences upon arrival
But if you really need to move in immediately into the apartment upon arrival ,then we need a signed copy of your passport plus a signed copy of the move in form as early as possible way before your arrival .The move in form will be emailed to you to sign once you contact us with your email.
