INFORMATION FOR TENANTS STAYING FOR MORE THAN 3 MONTHS AT MANILA EXECUTIVE REGENCY   CONDO APARTMENT

Lowest rental rate or rent per month  of  20,700  pesos per month  applies only for long stay tenants staying for more than 3 months to a few years stay and does not apply to short stay guests.

For long stay tenants, rental rate is 20,700  pesos per moth

The shorter the stay the higher the rent per night

Rent already includes
+internet fee
+cable tv fee
+association fee
+electric bill
+water bill

There is no need for extra rent payment except...........
Exception:   If electric usage  exceed 3000 pesos or 300 KWH energy usage per month for your stay,THEN there is an excess electric usage fee

Eg if the electric usage for a 1 month period  for your stay comes up to 4000 pesos then we will charge (4000-3000)  pesos =1000 pesos extra for that month

Electricity rate is 10 pesos per KWH.

Almost all guests,about 95% of guests, do not need to pay for excess usage fee as long as you turn off the aircon when you go out or when not in use and you do not turn on the aircon day and night non stop.

14,000   Philippine pesos  or US$327 or Euro$245          (refundable) BY CLICKING BUTTON ON THE RIGHT at



using paypal or credit cards of visa,master,amex,discover or using bank transfer ,bank deposit at bank or remittance payments or smart money master card  or western union or cash payments.

After payment please email me your payment method so that I could check and confirm the payment.


Once paid we will confirm the payment within 24 hours by email

In case you want to come down to pay by cash there is an extra charge of 750 pesos but please,very very very important,you must CLICK THE BUTTON ON RIGHT FIRST AND read  first if you want to come down to pay cash for the partial security deposit:

On arrival check in date at apartment ,please pay balance of security deposit of either   27,400 Philippine pesos cash or
Us$639 or Euros $479  cash  (refundable)


Security deposit is not refundable if
1)there are  changes or cancellation or shortening of the stay 45 nites or less before arrival date or if
2)the tenant on arrival refuses to pay the balance of security deposit or
3)refuses to pay the rent on any month or
4) if the tenant fails to turn up on check in date or
5)if the tenant does not email us the passport or ID 5 days or earlier before arrival date or
6)if the tenants wants to use the security deposit to pay for the rent or
7)if the tenants wants to pay a lower rent that what was agreed upon initially or
8)if the tenants wants to stop us from checking the electric energy mete or
9)if the tenants does not want to pay the excess electric usage fee or
10)if tenant wants to delay paying the rent



After payment of partial security deposit please contact me by clicking the button on the right to tell me about your coming stay.


Rent paid or agreed even for dates cancelled are not refundable.

If the stay is shortened ,the rent that has been agreed upon cannot be reduced.

In case changes or cancellation or shortening of stay is made more than 45 nites before arrival the security deposit is refundable but there will be admin fee of 3500 pesos


In case of equipment damaged or missing from apartments,tenants need to pay for the cost of replacement or repair of items,otherwise part or all of the security deposit will be used for that.

So far 99 % of our guests do not need to pay damage or missing items charge

Of course if an appliance mulfunction due to internal problems in the appliances that is not the fault of the guest/tenant then to be fair , we should not charge the guest/tenant any charge .

On arrival check in date,pay also rent of 20,700 pesos cash or Us$502 or Euro$ 376  (this is extra by 4%)  cash for the 1st one month rent ..

Take note that we added 4% more to the rent if you are paying by US$ or Euro $ cash

Credit card/paypal payment for rent  in pesos
is possible too but  you need to pay extra 4% to the rent in pesos if you want to pay the rent using credit card or paypal.

Credit card/paypal payment for rent in US $ or Euro $ is exactly same amount as the US$ or Euro $ rent amount in cash .

If you want to pay the rent by credit card or paypal ,please make sure that it is done 4 days or earlier before check in date as I need time to confirm the rent payment.


Exactly 1 month later my apartment manager will come to collect the second months rent (Must be in Philippine pesos cash only)  and to check the electric energy meter and to collect the excess electric usage fee if any.

Every month my apartment manager will come to collect the next months rent and to check the electric energy meter and to collect the excess electric usage fee if any.

On check out date,if there is no excess utilities usage and no items damaged or missing ,we will refund the full security deposit.

If there is excess utilities usage we just collect from you the excess usage fee and refund to you the security deposit.

For security deposit that you paid before arrival date to confirm your stay ,we will refund you in Philippine pesos cash only.
For security deposit that you paid on arrival date at apartment in cash,we will refund you back in the same currency cash that you paid on check in  arrival date at apartment .

In the rare case of tampering of the electric energy meter or a technical fault with meter ,the security will be refunded after the electric bill has been received by us.


Due to fact that the condo apartment is small,most guests do not need to pay any excess utilities fee as long as you don't turn on the airconditioning for too long or for  the whole day and whole night non stop .


Check in and out can be anytime morning ,afternoon or night but in case of changes in time please let us know in advance.

Provided the partial security deposit has been paid ,
on your arrival date the apartment manager  will be waiting at

Please also fill in all the 4 forms that I will email you (provided you email me first ) ,but fill only at part for  "tenants" and leave the rest of the form unfilled.

These forms  are needed only for tenants or guests staying at Manila executive Regency apartment

I would strongly advise that if there are filipinos in your arriving party then it is best to have the filipino be the main tenant rather than the foreigner to reduce the amount of paper work needed.

Before arrival date we need also 1 photo passport or ID  of any 1 adult guest (the one staying there for long term) in the arriving party to allow us to AUTHORISE YOU AS THE NEW RESIDENT  so the front desk knows you are the new resident for this period of stay.That photo passport or ID  must be that of the person in the arriving party at the time of check in.

For local filipinos use either copy of photo passport or government issued ID.
The ID must be government issued one.

For  foreigners use copy of the photo passport only

In case you do not have scanner to scan that photo passport or ID then just use a camera to take a photo of the photo passport and then email us that photo of the photo passport.The words on that photo passport must be readable or legible and clear and have no dark shadows.

In every condo apartment that you go to stay,the owner will definitely ask for your identification whether at arrival or before arrival but over here due to building admin rules(not my rules) we ask for identification before arrival.

This ensure that this estate is safer as not anybody can just come in,only authorized tenants and owners or  friends or guests of owners/authorized tenants can come in.

Please send us the photo passport /ID not later than 8 days  before arrival date as we need time to process the move in form

Although Check in can be anytime morning,afternoon or night but in case of changes in check in arrival time,please let us know early as the apartment manager will only go to the apartment slightly before your arrival time.

In case guests arrive later than 3 hours after their stated arrival time,any time after that 3 hours will be charged at 150 pesos per hour,so that guests do not arrive too excessively late beyond the arrival time they gave to us.
